Step 5. Marketing Your Home

We will go into a lot more detail later on, so here is a brief introduction.

  1. Get a quality “For Sale” sign to go on your house. The emphasis here is quality. A good sign gives your property “curb appeal”. Make sure you have your telephone number on your sign.
  2. If local regulations allow get directional signs that lead prospects to your home. These signs should also have your telephone number on them.
  3. Write and effective ad and consider bulk purchase off newspaper, specialist property publications and local magazine ads. Most newspapers now have an online version, try and get your ad included online for FREE. More about ad writing in FSBO Marketing.
  4. Make best use of online advertising both free and paid, see FSBO Marketing.
  5. Where available get on Multple Listing Services (MLS) and Flat Fee MLS. With Flat Fees services if an agent finds you a client that buys you pay the agent a pre-agreed fixed amount or percentage of the listed price, usually 3%.
  6. Create a sales flier for your home, including photos, features of your home, price and contact information including your website address.
  7. Let your neighbours know you are selling, they have got family and friends.
  8. Post ads on local notice boards in your supermarket, shops, libraries etc. Always make sure you include the words “Owner Sale“ or “For Sale by Owner“, “FSBO“ or “Private Sale by Owner“. Make sure your readers know it is a private sale and not through an agent.
