This might look like a long list of things to do but in reality it is more detailed than difficult. Print out these instructions and read them through before you start to put your property information on the web site.
You can upload up to twenty photographs (if you want more drop us an email by going here and tell us how many you would like to add) and several pages of description for your property, making this website one of the most comprehensive available.
Do not overly exaggerate or lie about the qualities of your home in order to get an enquiry. That way you may get prospective buyers inside your house but, to be sure, they will remember what you said in your listing and if they are disappointed they might walk away.
NOTE: This website is now undergoing testing with real clients. If when you are adding your property details you find that something in these instructions is not clear or there is not a tick box that properly fits your property then drop us an email by going here. Also if you have any constructive suggestions then send please them to us by going here.
Clean and Tidy Up Your House. The impressions left by a cluttered, untidy and dirty house will be exaggerated by any photographs you take. Get rid of clutter, throw out the rubbish, move out some furniture to give a greater impression of space, decorate if you need to. Most important make sure the area from the street to your front door is as perfect as can be. It will be worth the effort.
Take Your Photographs. The quality of your photographs is extremely important, your photos, particularly the first photo which appears on the search results page will make the greatest impression on your prospects. If your photos are poor quality, visitors are likely to move onto the next property on the list. If you are no good at taking photos get some one who is to take them for you. Do not try to list your property until you have at uploaded at least one photo, properties without photos will be removed from the listing until you have uploaded at least one photo.
Plans. If you are able, draw up plans for your house and convert them to digital photos. Then upload them as to your listing as photos. Plans will impress your web page visitors and are worth the effort.
Write Up Your Descriptions. You have three pages to write up a) A description of your property, b) A description of the amenities in your surrounding area and c) Your thoughts about your home. Give yourself a few days to write these up, sleep on your ideas, get your family and friends to check them out and make suggestions on how you can improve on your efforts.
In summary, all of this could take a week or more but the time taken will pay dividends in a much improved presentation.

Tick the box on the left hand side and click the Edit button, your screen will now change as shown here

NOTE: There is a tick box towards the top of this page '
Make Property Available', this should be ticked when you have added all the information you need to display your property on the website. The default setting for this box is unticked (if ticked by accident your property will be visible to website visitors with partial information).
Add your information as required and click the Update Property button towards the bottom.
You will then be taken to the Edit Property Location page where you can select your country, region, province and town (and sub area if applicable). If you know them you can even add your latitude and longitude. When done click on the Update Location button.
NOTE: At the bottom left hand corner of the page are two buttons
, Undo and Cancel. The Undo button removes any information you have placed on the page so you can start the entry over again. The Cancel button takes you back to the start of the process of adding information. Normally you would not have to use either of these buttons.
You will be taken to the Edit Description page, when three boxes will appear see

. These boxes are:
1. Property Description
2. Additional Property Information and
3. Owners Notes.
You can add almost unlimited text to each box but we suggest that your use the Property Description to describe your property, the Additional Property Information to provide information about the area in which your property is situated and the Owners Notes for more personal information such as why you purchased the property, why you and your family liked living there etc.
NOTE: If you want you can place links to other pages within the Property Sales By Owner Website, click here to learn how. On the main website these text areas appear as tabs that can be opened by someone viewing your property i.e.
Repeat the process for the Specification, Features and Administration sections. NOTE: you will find that some of the boxes, particularly in the Administration section, do not apply to you. Don't worry just leave them blank.
SPECIAL NOTE: In the Features page there is a section headed IMPORTANT INFORMATION. There are two choices of particular importance here:-
House Exchange Considered - This is fairly self explanatory in that if you answer yes then you will consider exchanging your house for another, possibly with a payment of cash to balance inequalities in value.
Pay Client Finder Commission - If you answer yes to this then it indicates that you are willing to pay an estate agent or other professional a commission, usually 3% of the sale price of your property, if that agent supplies you with a buyer. No fee is payable if there is no sale.
To upload your photos they must be stored on your computer hard drive as digital images.
Hints on taking photos.
They must be in jpg, jpeg,
JPG or
JPEG format (for more information on this format
click here. It is recommended that their resolution 72 pixels/inch or under and that the maximum dimension on one side be 600 pixels. Larger photos can be uploaded
as long as their file size does not exceed
200KB
. If the photo is too large an error message will appear and look like this

Move onto the Photo Images Section. If you are uploading your first photo the section will appear

To upload your first photo go to the Upload New Image box on the right hand side. Using the browse button, navigate your hard drive until you find your first photo when your computer screen should look like this

. Double click on the image of your choice, give your image a name and click the Load button. The image will then start to upload. The time it takes to upload depends on the speed of your Internet connection. Once uploaded your images will appear like this

NOTE: Once uploaded you can edit photo descriptions or delete a photo by simply clicking on a photo when the screen changes as follows
with the image editor at the bottom left of your screen.
Simply go back to the home page, click on the yellow clip (as in Step 2) then click on Logout, which appears next to the Member Access Area heading.
When you have fully uploaded your property descriptions and photos and all is as it should be, please follow this link and fill in the short form as requested. If you do this it will help us promote your property across the Internet. We are experts as search engine optimisation and property promotion but we can always use some extra help.
REMEMBER: If you want to change any information or photos on your listing, you can come back to your control panel and make the alterations whenever you want. There are no restrictions.
